If you don’t perform a home inspection, then you could end up buying a property that may require all kinds of expensive repair work that you weren’t aware of.
A home inspection will find hidden defects that will give you a more accurate representation of the condition the house is in that you’re buying—and how much buying it will actually cost you. The following are some of the most common defects that an independent home inspector might uncover during the inspection process:
- Problems with the roof – The condition of the roof is tricky to judge unless there’s serious damage. However, there may be broken or missing shingles up there that could leave the roof more vulnerable to leaks and other issues. Secondly, poor ventilation can affect the air quality of the home, which can create discomfort for anyone living within it.
- Poor drainage – There are a number of issues that can result in poor drainage, which can make the home more prone to leaks and flooding. These issues can include the property sloping in towards the foundation as well as faulty gutters.
- Faulty wiring – Faulty wiring isn’t uncommon in older homes. - Rotting wood – Rotting wood can sometimes be difficult to uncover, but doing so is important if it’s present since rotting wood will not only attract unwanted pests but could compromise the structural integrity of the house as well.

If these issues are not revealed to you, then you may end up paying much more than you initially thought you would on repairs.
